For commercial transactions, an in-depth understanding of endorsements is essential. Lenders provide their “laundry list” of endorsements. It is up to the title professional to sort through this list to determine which endorsements are appropriate and the requirements for each. Since endorsements add significant expense, clients often look to their title person to explain endorsement coverage and to justify the cost. A request for “affirmative” insurance over an exception or a specific risk is common. The title professional must be prepared to negotiate and provide such coverage. This 3 CE/CLE credit course will closely examine both commonly issued and special risk endorsements and will cover the “do’s and don’ts” of drafting endorsement coverage.
